Basic dwellings attract lower price limits, are most exposed to VFM review, and carry the weakest alternative-use value relative to their SDA income. HPS at 40% remains below Queensland and Victoria’s concentrations. Improved Liveability (16%) carries moderate VFM exposure.

This ratio — 1.5 participants per dwelling — is the highest of any state, reflecting Sydney’s multi-participant HPS and Robust stock. This does not represent undersupply; it confirms full utilisation, with limited vacancy drag at the system level.

SIL depth and asset-level performance

New South Wales has the deepest provider ecosystem nationally, with 202 active SDA providers. Depth is concentrated in Sydney — particularly Western Sydney, Newcastle and the Hunter — underpinning relatively low SIL-matching risk on established assets. Smaller regional markets (Riverina, Far West, New England) have significantly thinner coverage and should be assessed with elevated vacancy risk assumptions.

Market view

NSW attracts the widest institutional buyer interest of any Australian state, driven by SIL depth, portfolio scale and Sydney’s residential land values providing strong alternative-use floors. In SDAHC Research’s market observation, cap rates for stabilised HPS portfolios in Sydney’s established corridors are among the tightest observed nationally. New enrolments continue and institutional capital remains active.
